November 17, 2015


1. Call to Order: The meeting was called to order at 7:00 PM by Chair- Karen Turino.

2. Attendance: Members present were Chair-Karen Turino, Vice Chair – Beth Damon, David McVety, Herb Olsen, Alternate -Stan Brett & Alternate David Hyer. (Absent: Rick Jackson).
*DH moved up as voting member.

Code Enforcement Officer: Richard St. John
Secretary: Tanya Taft -Absent

3. Announcement of Quorum: Board had a quorum.

4. Approve Secretary’s Report:
A. Regular Meeting Minutes October 20, 2015 *Motion to accept minutes HO/DM- Unanimous.

5. Discussion & Comments from public:
A. None

6. Residence - Based Business Applications:
A. Tammy Ray DBA Wedding Barn, 439 Gore Rd, Tax Map R04 Lot 021. This project is still in the planning stage as the purchase of the property has not been completed. In addition to there being a wedding barn, the proposal includes using the primary residence with its 4 or 5 bedrooms as a kind of “bed and breakfast” without the breakfast or any meals. The property owners intend to remodel one of the barns and use it as their residence. Because of the change of use from a residence to a kind of inn and because of the extensiveness and probable costs of the remodeling that will be involved, this project fits the qualifications for Site Plan Review. * Motion that Tammy Ray needs to apply for a Site Plan Review. CEO asked for a copy of the sewer report that the applicant said she had.

7. Shoreland Zoning Applications:
A. Robert & Martha Holden, 43 Saturday Pond Rd. Tax Map U01 Lot 010A Proposed new deck. The application that was submitted at last month’s meeting was revised and resubmitted. The new request is for the addition of 138 sq. ft deck. This keeps the total floor area expansion within the allowable 1,000 sq. ft. *Motion to accept the expansion of a 138 sq. ft. deck proposed-   BD/HO Unanimous.

8. Site Plan Applications:
A. None

9. Subdivision Application:
A. Dale Verrill represented by Kenneth Farrar, 4 lot minor subdivision off West Andrew Hill Rd & Bow St. Tax Map R06 Lot 038. The proposed lots are lot1:10.815 acres, lot 2: 5.00 acres, lot 3: 7.834 acres, and lot 4: 6.145 acres. A site walk will be Dec 9th at 1:00 PM. The application appears to be complete with the exception of the scheduled Site Walk.

10. Upcoming Dates:
A. Planning Board Meeting December 15, 2015 at 7:00 PM.
